By donating a life estate, you will be able to transfer ownership of real estate to the Lake Champlain Land Trust while maintaining the right to use the property and buildings until the end of your and your spouse’s life.
In exchange, you receive an immediate tax deduction, and the Land Trust will be able to protect the conservation assets of your real estate or sell the property to support other conservation efforts after your death.
